1. Online registration of your vacation property

How can I register my holiday property with VacationVillas.net?
To register your property with us, simply click on the register button in the advertisers area and follow the instructions.

Must I register the data online?
It is very simple and cost efficient to register and maintain the data online yourself. You can use the preview window to view your listing with the new changes and can immediately correct any mistakes you see on the listing.

In order to get a better overview about all the fields that you have to fill in you can also print the separate pages of the advertisers' interface.
Tip: To decrease the amount of time you are online, we recommend that you write the free text in a word program first and then copy it into ZEUS.

Must I fill out all of the fields?
Yes. The more information you have regarding your vacation property, the more attractive your listing will look to holiday makers. Many of your checked characteristics will also appear as criteria for the search results listings page. For example, if a holiday maker searches for a lodging with a television and this field is not marked on your listing, even if there is a television in your vacation rental, it will not be selected under the search results and you may miss a booking.

Save and preview
You can save your changes at any time by clicking on the relevant button. You have to save the changes to your listing before you switch to another page so that the data will not be lost. 

When you enter text for the first time, the color of the arrow changes from blue to red. This means that your listing will be looked over by us before we publish it. You can view your vacation property listing yourself under "Preview" with the changes already shown.

How long does it take for my vacation property listing to appear on the Internet?
The advertisement for your holiday property is normally shown on the Internet two working days after we receive your pictures and payment.

I cannot login to the advertisers area. Why?
The reason could be that the Internet Browser Version 1 or 2 (Netscape or Microsoft Explorer) is installed on your PC. Online listings can only be created by computers with a Browser Version 3 or higher. You can list your data online securely only if you have an updated browser.

If you have an older Browser version, you can upgrade to a modern version for free. Please contact your Internet provider for more information.

Some Internet systems (e.g. French Minitel) enable the transmission of e-mails but not the online registration.

 
2. Layout and text

Can I change the layout of my holiday property listing?
No, our pages depend on a standard format due to which the data is always arranged according to a general concept. The consistent layout makes it easier for the holiday maker to compare various vacation rentals with one another.

Can I change the text of the check boxes?
No, these fields are automatically generated from the database and cannot be changed manually. If you need to add more information regarding a checked box description, you can do so under "Notes for the accommodations and the furnishings".

Can VacationVillas.net write the description text for me?
No. Since we do not know your vacation property as well as you do, we cannot compose the significant and persuasive text. Even though it  takes time, it is worth the trouble to present your holiday property with a carefully constructed text that favors the attributes, because this will rouse the interest of holiday makers.

What must I pay attention to with writing?
The length of the text is restricted because an Internet surfer usually does not take the time to read long texts. Use short, expressive sentences all relevant and interesting to include on your property listing.

Capital letters may NOT be used to accentuate certain words or phrases.

Also avoid using abbreviations so that the text is smooth and is comprehendible for each holiday maker.

Do you look over the text that I have entered?
Yes, VacationVillas.net pays a great deal of attention to quality! For this reason, we look over the correct spellings, the punctuation and the textual consistency of all the text entries before they are published.

Through the online registration we have access to data entries in our index. We must make sure that there are not any linguistical errors in the textual entries or the seriousness of the data in our index will be questionable. Text submitted that is not in accordance with our rules or formats will most likely be rejected.

Will all the data that I enter be looked over by you?
We only look over the text fields that have a red arrow next to them. All of the other entries and changes are published without our approval.

 
3. Selection and delivery of pictures

The pictures of your property listing are one of the most important features that lead to successul bookings. Therefore, we recommend you to publish as many photos as possible in your property listing. For detailed information on how to upload your pictures through the online advertisers area or on how to send them to us, please read our manual on uploading pictures.

 
4. Receiving the booking inquiries

How do I receive the inquiries for my holiday property?
The holiday maker can contact you by e-mail, fax or telephone - whichever contact information you would like to provide.

How do I receive inquiries by e-mail?
The holiday maker can click on the "Inquiry form" button on the bottom of your vacation property in order to send an inquiry. The holiday maker will find a prepared form that contains an area to enter data and a short text. The holiday maker then clicks on "Send inquiry" and the standardized e-mail is sent by our server directly to the property owner.

Which e-mail address is the best for the forwarding of the inquiries?
If you are often away from home, then give an e-mail address that has an independent e-mail provider (e.g. Lycos, Hotmail). With this address you can look at your e-mails from any computer that has an Internet connection, which allows you to respond to the holiday makers as quickly as possible.

If I have more than one vacation property listing and only one contact source, do I need to enter this contact source for each property?
No. The system will automatically place the contact source for all of your holiday properties. 

Can I specify different contact information for different listings ?
Yes. You must select "add new contact" in the pull-down menu on the contact page and then enter the new contact source. With each vacation property listing you register, you can select the preferred contact information from this pull-down menu. Once you make changes to an existing contact source, these changes will automatically be made for the remainder of your properties which have the according contact source.

 
5. Placing the order and payment methods

How much does a holiday property listing cost at VacationVillas.net?

How can I place the order to publish my property listing?
You can easily place your order for the publication of the property listing via the Internet through our secure online ordering system. To place an order, please login to our advertisers area with your username and password and click on the red order text link for to the respective property.

How can I pay for my listing?
You can either pay by direct transfer (only possible with German accounts), by credit card or by bank transfer. We do not take checks.

What should I do if I do not want to send my credit card information over the Internet?

6. Order confirmation and invoice

When and how do I receive an invoice?

You can print out an order confirmation page with all important order and payment information right after having placed your order. You can also come back to the advertisers area later and view and print out the order confirmation via the tab "Orders/invoices".

As soon as we have received your complete payment we will process your order and generate the according invoice. You will be informed by e-mail as soon as your invoice is available and you can print it out yourself in the advertisers area.
 
  7. Changes to existing listings

Can I make the changes to my listing myself? 
Yes, you can and should make regular changes to update to the data of your vacation property listing. Login to the advertisers area and enter the changes in the corresponding fields.  You will find detailed instructions on each individual page.

When are the changes seen online?
Changes in the text fields, which are marked with an arrow, will be looked over by us before they will be published and are seen online two to three working days afterwards. All other changes show up shortly after they are saved on the Internet.

When are the changes implemented for the search results listings page of the "Destination finder"?
The results that apply to the "Destination finder" search are automatically updated every 24 hours.

Where can I place special offers?
If you have special offers that are not relevant for a fixed time frame (e.g. pay for 7 days, stay for 10!) list these under "Notes" on the "Rental rates" page. All special offers regarding the correct time frame can be entered in the rental rates table. 

What must I consider if my personal information changes?
It is very important that the changes are not only made in the "Personal information" area but also in the "Contact" area for the holiday maker.

Can I replace one listing with another?
No. Each holiday property is assigned a fixed number and this number cannot change. Many holiday makers take note of this number and try to pull up the rental later. This can be very misleading if another rental shows up in its place. This type of replacement under the same number can damage our credibility.

 
8. Update availability information

 Why is it so important that the availability information is constantly updated?
The availability search function is an important tool for the holiday maker to use in order to find an available rental. In order for the holiday maker to receive the correct information, you must update your data regularly.

If you do not enter any information regarding the availability of your listing and instead your table shows "Availability unknown", your property will be one of the last ones listed in the search results listings page - even if it is available - and another property owner will probably get the booking.

Do not forget - the most recently updated vacation property listings are automatically generated to appear at the top of the list!

If my availability data does not change, then will my listing not rise to the top of the search results listings page?
At the beginning of each month the availability calendar will be automatically generated to list the current month as the first month and therefore, your listing will be updated.

Can I mark all of the time frames as "Available", even if they are actually booked, in order to encourage holiday makers to book my property on a different date?
If you marked a booked rental time as "Available", you create unnecessary work for yourself as you will have to reject a lot of inquiries. Apart from that, this type of action harms the credibility of all of the property listings (please view our terms and conditions).

 
9. Advertising for more than one rental unit 

The majority of vacation properties consist of single units. The cost of a standard listing includes a detailed description of one unit along with a short description and small picture of the property in the search result listing.

If you have multiple units to rent within a vacation property (e.g. 3 apartments in the same house, 2 houses on the same piece of land or 4 bungalows in a holiday camp), then you can describe each individual unit as well as the whole property (for travel groups or groups of families) along with a separate rental rates table, furnishings table, availability calendar and a small text box. 10. Placement of listings in the VacationVillas.net Index 

What determines the placement of my listing on the search results listings page?
The order that the listing appears as a result of the "Destination finder" is dependent on if, where and how often the searched word appears on the property page.

The order of the placements for every other search is dependent on when all of the holiday rentals were last updated. The listings that have been the most recently updated will be the ones that appear at the top of the search results!

I have just updated the availability for my property. Why is my listing not at the top of the search results listings page? 
After the availability data has been updated, it can take up to 30 minutes or more for the system to change the layout of the listings.

Listings whose availability is "Unknown" are placed at the end of the search results listings page while the ones where the time frame is shown as "Available" are placed at the beginning. 

 
11. US-Network

How do I know the US Network of websites will work for my property?
You know your area and your property better than we do! If you think you can attract US renters - go for it! If you're still not sure that you can attract US renters, bear in mind that the price of the US Network of websites is pro rata. You will pay no more than Euro 100 - and often a lot less! We will synchronise your US Network with your main subscription at a cost of only Euro 8.33 per month. Adding the US Network to your existing annual subscription can be a very low cost way to test this exciting new market.
