The villa located in one of the Sesimbra (typical fishery village) castle hills, facing the ocean with a wonderful view to the village bay and beaches. All area is a part of Costa Azul, which integrates the entire coast line from Lisbon to Setúbal and far south.The proximity to a lot of beautiful beaches and of course a large choice of special seafood restaurants, as well as access to a lot of activities related with the sea.Sesimbra it`s located in Setúbal peninsula and his previlege location (35 min to Lisbon and 2 hrs to Algarve) contains 3 golf courses and 2 Natural reserves serves for summer holiday rentals and all the year as well. It is also very romantic place with a lot of panoramic spots,terraces and gardens. Proper for self-catering the villa has a fully equipped kitchen, and another kichenette in the upper part of the house, where are a 2nd living room with a panoramic view, located close to a terrace and barbecue and next to the swimming pool and the upper garden as well.

On the 'Costa Azul', the Atlantic Ocean meets the coast. From time to time, huge sand dunes touch the sea. Secluded beaches cut out of the green hills. These obvious contrasts make this an ideal place for holidays. The Sesimbra village is located in the middle of the so called 'Costa Azul', set on a curving turquoise bay 40 km south of Lisbon; Sesimbra is both an attractive fishing town and popular tourist resort. Protected from north winds by the slopes of the Serra da Arrábida, it was occupied by the Romans and later the Moors. 12 km west of Sesimbra, there is a flat promontory of Cabo Espichel, a wild enchanted place with magnificent views northwards to Lisbon and the mouth of the River Tagus. Sesimbra is also located in core of the Setúbal peninsula, so that means the neighbourhood of 2 natural reserves such as beautiful Arrábida reserve or the Sado river estuary reserve (known for its colony of dolphins). Finally refer to the golf fans, the proximity of 3 golf courses.

Notes to the rental rates: 1-occupancy-The rate aplies to a maximum of 8 persons (since 2 of them are children under 7 years). Anyway using a 4th room the maximum occupancy are 10 guests (being 8 adults and 2 kids sleeping on the same room with parents).For each person more in excess of 6 ( adults)a 15% (based on weekly rate) will be added. 2-swimming pool heating- the temperature of swimming pool water is always in a range of 26º to 30º from June to September, and decreases around 19 in winter (December and January). The temperature could be increased with the use of heating pool device. Gests could ask for pool heating to be on, a fee of 150 Euros is added for each weekly use. The house keeping once per week is included in the shown fares. Any additional cleaning could be added against an additional 35 Euros fee. 3-major bedroom Jacuzzi- Should be previously advised if guests intend to use it during their stay, in order the devised to be switch on. An additional fee of 100 euros/week is required against use.
1-booking: in case of being interested the payments are made by bank transfer and the reservation is granted after a 40% of payment of the total amount corresponding to the concerned period. Afterwards the time will be blocked. Until 30 days to 60 days (depending the season) before arrival an amount of 60% is expected to be paid. 2-security deposit: at arrival you have to pay a deposit of 700 € in cash (against receipt) required to cover against damage or cleaning above what would be the normal house use. This quantity will be normally refunded at the end of your stay if the property is properly given over or sent by bank transfer until 2 weeks after guest stay in the house (in case of an early check-out hour, before 10:00 am is required by the guest, the deposit will be returned after the departure via bank transfer). Advertiser could also decide to transfer the amount by bank after the guest stay end, due to impossibility to be present at check-out or due any other reason.
1-Cancellation - in the event of the client booking cancellation, the payments made until that time are non refundable. 2-Booking changes - changes to booking arrangements should be advised in writing way, whilst every effort will be made to accommodate your request, anyway and unfortunately we can give no guarantees. 3- Insurance- it is recommended that clients take out independent travel insurance. The property is insured against fire and other usual insurable perils but this does not include the guest’s personal belongings. Damages or on property as well damage and undue use outside house perimeter of furniture and all other house belongings caused intentionally or by negligent use by guests are not covered by any insurance ,so is not allowed and than is entirely a guests responsibility to support it.

The normal number of guests in the house are 8 persons (6 adults and 2 little children, up to 6 years old) sleeping in 3 bedrooms. The maximm number of guests are 10. As we applies the policy of only 2 adults sleeping in each bedroom, an increased number of adults in excess of 6,could be accepted until 8, and means the use of a 4th bedroom (in this configuration the maximum number of guests is increased to a total of 10, with 8 adults and 2 children). In this case an extra fare will be added and are based in the applicable weekly fare and at least a 15% additional amount for each adult in excess of 6 will be applied. Only the large suite can be equipped with 2 single beds for a couple and have the have the possibility of using 2 extra beds for children on that same room.

1-Accomodations-All accommodations are recently renewed and furnishings are highly comfortable and of a high standard level, creating an atmosphere of discrete but sophisticated ambiance. 2-House maintenance-Once per week the villa is visited by a gardener, a swimming pool cleaning services, and a house keeping. The guests will be invited to give access of the above referred professional services, in order to permit the execution of their duties. 3. Dimensions-The house is implanted in total area of 1000 m² of land, and has in fact a total of 600m² of covered area witch are spread by 4/5 floors. The 4 bedrooms that are mentioned in the site have an area of 14, 17,30 and 40 m². 4. Garage- the house has a easy access by car, and at least one garage( closed box place) is available.
The villa will be cleaned once per week. Bed and toilets clothes will be changed also on weekly based. The house keeping once per week is included in the shown fares. Any additional cleaning could be added against an additional 35 euros fee.

1- For weekly rental the entrance day should be during any midweek day so excluding the weekend days.
2-At the arrival, the owners will deliver you the house keys and will help you to deal with the house, guiding you by all you need to know.
3- The sign in the high or peak season should be after 4 pm cause the house is usually occupied in time before and a proper cleaning and maintenance services should be observed.
4-Check-out - For the same reasons the check out when in high or peak season should be until 10 am.
5- The above mentioned does not preclude the owners to be flexible if the day before or after the guest stay is not occupied.
6. Anyway there is a possibility to just to leave the guest luggage in the villa while wating (go for a walk, visit the place or go for lunch), after all cleaning and arrangements are finished guests may return and than really check in to the house.

1. Internet: the house has a free Internet access.
2. Access: the house has an easy access by car. The house stays in a hill and is served by a regular road.
3. Beach: the beach is 400 m away, anyway to come back from the beach the car is the most comfortable way to reach the house, once it is located in the middle of a hill in a half way to Sesimbra castle.
Golf-There are tree Golf courses that could be easily accessed in the area, which are: 1- Quinta do Perú ; Herdade da Aroeira and Herdade do Montado.
