This lovely 4 bedroom villa with en-suite bathrooms is located just a few minutes outside Portimão on a very quiet estate. The property consists of a sun flooded lounge with wood burner stove which has direct access onto a large semi-covered terrace and pool area. Modern and fully fitted kitchen with high quality Bosch appliances and seperate dining area. Ground floor has 2 bedrooms with en-suite bathroom and 1st floor 2 bedrooms with en-suite bathrooms and access to large terrace overlooking the garden and pool area.

The villa is centrally located, away from the main touristical areas, but in a very young urbanisation. Surrounded by nature and with nice views of the Monchique mountains you can feel the peace and tranquility here. The city of Portimäo with its many shops and restaurants is just 3 km away. The fisherman's village of Alvor is approx 5 km from the house. Just 2 km's from the property are several wellknown supermarkets such as Carrefour and L'Eclerq. The beaches are well within 5-10 minutes drive and many tourist attraction parks, like AquaLand and Slide&Splash are within 15 minutes drive.. The lovely beaches of Praia da Vau and Praia da Rocha (Portimão) and the Alvor Praia with its many fish restaurants and local shops are only 5 km's away.

Notes to the rental rates: When a booking has been accepted an initial payment of 30% is requested as a downpayment and subsequently booking confirmation. The remaining 70% must be paid at the latest 1 month before your holiday begins. If after 14 days no payment has been received the owner can exercise his right to accept another booking. If and when a rental booking is cancelled the owner servers the right to ask for compensation. If cancelled within 30 days of rental period we will charge 30% of rental price. If cancelled within 14 days of rental period it will be 50% and when cancelled at a leter stage we will withhold 100% of the rental amount.
A refundabel amount of € 150 will be asked from regarding breakage and damages deposit.
The villa is located very close to the beautiful fishing village of Alvor (8 mins by car) - 40 miles West of Faro and approximately 10 miles East of Lagos. Portimao is the nearest town - approx 8 minutes by car and Faro is the closest airport - approx 45 minutes by car. Other lovely places to visit are Carvoeiro with its lifely old village centre (20 mins by car) and Albufeira, re-known for its trendy bars and night life (35 mins by car).

There are two huge supermarkets approximately 5 minutes drive from the property. Both sell a large variety of food, clothing, hardware - just about anything. All at very competitive prices.
Beaches and climate
Beaches
The nearest beach is in the local fishing village of Alvor - Praia da Alvor. Praia da Rocha is approximately 5 miles away in Portimão. But many other small beaches can be found along the beautiful coastline of the Algarve that are worth a visit.
Climate
The proximity of the Mediterranean Sea greatly influences the Algarvean climate. Summers are hot and dry and winters are mild with hardly any rain (50 days with rain and 500 mm on average each year), combined with very inviting Springs and Autumns.
