Villa Cozzano is situated near the Umbria-Tuscany border and its owners have extensively restored the Villa which was originally a farmhouse. The typical Umbrian style of the house has been maintained keeping all of the details such as the chestnut beams, terracotta floors, fireplaces and stonewalls. The apartment is spacious and has been tastefully furnished mainly with antique furniture The villa has its own olive groves, vineyard and many trees that offer shade from the sun. The gardens are filled with pine trees and naturally there is a swimming-pool and a children’s playground, an ideal property ideal for families. For the 2007 season there is a new communal room where you can enjoy wine tasting on request or if you feel like a swim, why not enjoy the pool and the panoramic landscape surrounding it. From the poolside you can enjoy a fabulous view of the rolling hills of Umbria and views of Montepulciano, Lago di Montepulciano and Monte Amiata.

The next village Pozzuolo is about 3 km away from Villa Cozzano. There you will find a bank, a pharmacy, boutiques, a small grocery store and a garage. Lake Trasimeno and the medieval town of Castiglione del Lago are approximately 12 km away. Castiglione has been awarded the title of Città 'Slow', a symbol of a high quality of life in Italy. There are 33 of these little 'Garden of Eden’s', including Todi, Orvieto and Trevi. All of them are worth a visit. The criteria for the mark of distinction are good air, low noise levels, a high quality cuisine, fine wines and excellent service. Castiglione del Lago will act as your main shopping centre and is one of the most beautiful medieval towns by the lake. City gates and walls dating back to the middle ages surround the picturesque old town, which includes a piazza, a fountain, and a castle. There are many restaurants to choose from and the town's shops have typical products from the region to offer.
