The small French coastal town of Agay (Côte d'Azur-Varoise) is located 6 miles from the spa town of Saint-Raphael, 9 miles from the coastal metropolis Cannes, 27 miles from Nice airport and 24 miles from Saint-Tropez and lies on a southerly spur of the Esterel mountains directly on the coast. Behind Agay is the “Massiv Esterel” the second largest national park in Europe, a mecca for walkers, joggers and mountainbikers. Most of the Tour de France teams train here, the Mountainbiking World Championship takes place here, and in June there is a world congress of “older” Harley Davidson owners. Agay is a suburb of Saint-Raphael (35,000 inhabitants) and has approx. 5000 inhabitants, a number which increases to 15,000 during the summer months. The agglomeration enforces strict limits on building and therefore buildings are only higher than 7.5 meters in extreme cases. The villa is located in a gated compound with security keypads for entry.

For stays of more than 14 days, flexible arrival and departure times are possible (from the 15/6 – 15/9 only by agreement). During July and August the minimum booking is for 14 days. Arrival is normally on Saturday between 16.45 and 18:45. Departure: Saturday 08.00 to 09.30. Exceptions can be agreed upon. For arrivals after 19:00 and departures before 08.00 our reception requires a charge of €35in cash. In very special cases it is possible to arrive during the night. However for this our reception will require a nighttime charge of €75. Notes to the rental rates: The rental price is based on a party of 12 people max., for every extra person we require an additional 7.5% of the current rental price. Local visitor’s charge is 30 cent per person/night. Charge for pets is €75/pet per week. Final cleaning charge €175 (€45 extra if pets are involved), if the house is extremely dirty we will require an extra €90. Heating including air conditioning by request. Pool heating charge (availability by request, €19/day, €130/week, up unto 28Cº, not available between 15/6 and 15/9). Bed linen €16.5/bed per change. Towel changes €9.5/bed per change, both together €19.5/bed per change. Firewood (cut wood and delivery, currently €12/day). We offer extra reductions for business customers (please ask). In the months of November to April a reduced partial occupancy rate with less people is possible depending on availability. Unused parts of the house will then remain closed. We offer special conditions for long term rentals in the period of November through April.
Deposit: €1,500 (obligatory), for pets we require an extra deposit of €250/pet (obligatory). Included in the price is check in and check out reception and 2 or 3 weekly garden maintenance and pool cleaning session. For a stay of more than 15 days we offer a discount (not between the 1st of June and the 15th of September). We offer a monthly flat charge (all-inclusive and more) for long term stays (more than 29 days). Please ask. Payment: 40 percent of the rental amount is due at time of booking, another 35 percent 75 days before the agreed arrival date and 25 percent at the latest 30 days before the agreed arrival date. No refund will be provided if the trip is cancelled. We urgently recommend that you take out holiday cancellation insurance for a holiday home for all participants (to secure your payment) as well as private liability insurance or holiday third party liability insurance (to guarantee the return of your deposit).
Points to note: The otherwise quiet house has been built on a slope above a stretch of coastal railway that serves Brussels, Paris and Nice. Because of this, there is the possibility of very short disturbances (maximum 11 seconds) caused by passing trains (11-22 per day) travelling under the site.
Garden area: Due to the fact that the residence was only completed in 2005 and 2006 was a very dry period, the plants are partially still growing /not fully in bloom. We have taken this all fully into account in the price plan for the years 2006/2007/2008. The residence boasts an automatic gate system and place for up to three cars in the area (plus spaces in front of the gate) Warning: The parking of camper vans in the property is not permitted (also inside the walled area).

The house is perfect for 13 people, in special cases there can be space made for 12 adults and four children, for 16 people we will supply two folding beds and 2 cots in the rooms for an extra fee. Please take into consideration that the level of comfort (at least in the sleeping hours) will be reduced slightly. 1 House: sofa-bed for one adult or two children/ 2 bedrooms (3-6 people) with own landing, 3 bedrooms (6 people) with own landing), master bedroom (2-3 people) with own entrance. The Résidence offers more than 160 square meters of balcony and floodlight terraces spread over three levels, more than 75 square meters of fully lit pool area, 60 square meters of fully lit stairs and passageways and 80 square meters of parking space (space for a maximum of four cars, the owner’s car is in the fifth spot) All of these areas are paved with high quality Italian pavement, the stairs are made from secure and slip-proof Nordic wooden slats inside natural stone and marked with glowing lights. The whole garden has a combined lighting output (Effective output 22 watts = 120 watt energy saving light bulb and 150 watt halogen floodlight) of more than 8,500 watts. Garden table, parasols and garden loungers (no cushion) are provided for 12 people. Garden chairs (no cushions) for 14 people. An outdoor grill and terrace will be added at the end of 2008.

The house offers a heated (by warm water pump) salt water pool with Roman steps (Balneo 10 x 4 m)
And its own deep water fountain (160m) and drinking water filter system (Which can be turned off in cases of drought and otherwise serves the garden water supply system, fills the pool and supplies the warm water pump. The garden is dominated by the orange trees which give the house its name together with olive trees, oleanders, oil trees, cypresses, different types of cacti and also typical flora from the Esterel region. The baths: 1 separate toilet, two bathrooms with hydro-jet shower and toilet, 1 bathroom with Jacuzzi and toilet, 1 bathroom with hydro-jet shower and semi-circular Jacuzzi. The villa offers a telephone and fax set up with a yearly flat rate (*) contract from France Telecom. It is possible to make (included in rent) calls and fax from the house as much and for as long as you want (*Valid only for calls to landlines in the European Union and the USA).
On the street level, (upper floor, entrance to Villa) is the large living/dining room (45 square meters) with fireplace, open deck construction and entrance to terraces and balconies (west, south, east). Living/dining room in American style, open plan and fully furnished kitchen with microwave, refrigerator with deep freeze, dishwasher, cappuccino maker, ice maker, cake oven, with exit onto a large south facing terrace(wonderful panoramic view) with olive trees, walled barbecue pit, garden furniture etc. Master bedroom: bedroom with French double bed (180cm) and private, very exclusive and roomy bath with hydro-jet shower, half circular Jacuzzi for two people with light therapy and waterfall. 2 meter wide bathroom counter with two sinks, large mirror (2 x 1 m) and separate toilet. A small private office completes the suite, which looks out over its own terrace (12 square meters), access to the balcony and natural sea view. Rooms have air conditioning.
Description of the house: garden level
On the garden level there are five more rooms, a very large bedroom with a double bed (200 x 180 cm) and a comfortable sofa-bed (200 x 135) for two children or one adult. Television with satellite, hi-fi system, private bath with Jacuzzi and toilet and private covered east-facing terrace (sea view) as well as four bedrooms( 2 with French double beds 200 x160 and 200x 180cm) and 2 with twin beds(4 x 200 x 90cm) two bathrooms with hydro-jet massage showers and private toilets as well as a separate toilet with room. All rooms have their own access to the terraces, enough space and light for private quiet hours and all have a view of the sea. The 3 rooms in the south wing and the 2 rooms in the north wing can(including bathroom) be also shut off from the main area by another door(sound protection) and this ensures the undisturbed sleep of our smaller guests. All rooms have under-floor air conditioning.
House description: basement area
Another floor down, underneath the cellar level, is the pool area with heated salt-water pool and two reclining areas (5 x 6m + 4 x 6m). The pool area is monitored by a sensor alarm system for the safety of our smallest guests (this loud alarm is activated whenever an object weighing over 15 to 20 kilos falls into the pool). A few meters deeper, a separate door leads to a private natural pathway which leads to the beach (90 meters) the shops (110-130 meters) as well as the promenade (90m). This pathway is closed in summer. There are more shops 300 m (small shopping centre) and 200m (beach center) away. The cellar consists of 7 rooms (140 square meters) which serve as washing and storage rooms (washing machine and the second 450 liter fridge-freezer). You can also store your bags and cases down here along with drinks
Free areas, terraces, balconies and pathways
The Residence offers more than 60 square meters of fully lit balcony and 120 square meters of floodlight terraces spread over three levels, more than 75 square meters of fully lit pool area, 60 square meters of fully lit stairs and passageways and 80 square meters of parking space (space for 3 cars maximum, two more spaces are in front of the entrance). All of these areas are paved with rustic Italian pavement stone; the stairs are made from secure and slip-proof Nordic wooden slats inside natural stone and marked with glowing lights. From all terraces (except for the covered pool terrace) you have a wonderful south westerly view over the bay and the coast and an additional north westerly view over the Esterel Mountains. At the pool there is an alarm system, which should protect children from falling in unobserved, a small technical centre and from 2008 an extra outdoor grill.
Paths to the beach and the surrounding area
A natural pathway (short cut/ 90 meters long/ walk duration approx 2 minutes) which leads to the beach heads unfortunately though a dried up creek with wild bushes and is therefore only recommended to guests who are in good mental and physical condition. We are presently working on a new, shorter, foot path solution. Until then we recommend our guests to use one of the normal paths through the paved and well lit area of “Domaine les Roches Rouges” or the neighbouring area of “Domaine le Rastel”. It is about a 250 m walk to the beach( approx 5-10 minutes by foot) via “le Rastel” and is about 350 meters( approx 10- 15 minutes) by the “Les Roches Rouges “ route. By the path via “Le Rastel” you can also reach the restaurants by the beach, the ice cream parlours on the promenade and the supermarket and the “Les Roches Rouges” path leads to the restaurants in the old part of town, the Valescure road and the train station.
Information regarding heating and air conditioning
The 'Résidence Fleur d'Oranger' is heated by way of a heating pump ( which exchanges cold water for warm in a 150 meter deep well) and a combined floor level heating and air conditioning system, which provides warmth and if required(only in the summer months) also cools. This modern, always on heating system requires certain cautionary measures. Permanently open windows in winter cause a longer lasting cooling effect than with normal systems, because the delivered temperature is considerably lower than electric heating. During summer, when using air conditioning, open windows breach certain system regulations. In this case, the air conditioning switches itself off automatically after doors/windows have been opened for more than 5 minutes. Optimal climatization and lowering of room temperature is only possible when doors and windows remain shut over the course of the day.
Information for heating and air conditioning 2
To cool outside temperatures of 30-35 degrees to down to 25 degrees or so demands enormous amounts of energy. It is also the case that this “energy” is not free. A couple of hundred Euros worth can be used up very quickly. And an attempt to cool down the South of France is really quite futile. As always, the air conditioning technology turns itself off under these conditions. We have this condition only out of grounds of fairness when compared to our customers. Of course we wish to keep our guests cool and fresh during the summer months. When you make the booking ask us for information regarding turning on the system. Additionally, we have fitted the sleeping areas with stationary and mobile ventilators. And the nighttime temperatures on the Côte d'Azur are actually almost always (thanks to the soft wind coming in off the sea) reasonable for sleeping.
Wireless Internet/telephone and fitness equipment
We must remind that although the house is fully equipped with broadband Internet and a wireless network, there is no computer supplied. You must bring your own laptop with you. We endeavor to have a computer in place by 2008. There is also no fitness room in the house. This is also under construction, but will not be completed before autumn 2007. Please ask us about these items if you are interested in them. The use of this room would be at an added cost. The telephone flat-rate charge included in the rental price holds only for calls to landlines in the European Union, the USA and Canada. There is also a provision for 30 minutes of calls to mobile phone networks in the above mentioned areas. Calls to other countries and for calls to mobiles over the provision are billed at 30 cent a minute (to a landline) and 80 cent a minute (mobiles, deducted from the deposit), respectively.
From 1.1.2007 we have a new price list for 2008
From 1.1.2007 we have a new price list for 2008 and in it we must unfortunately make some changes and updates. Pool heating. Because of the extraordinarily high energy prices in France, coupled with the new tax rates, it is no longer possible to offer the pool heating prices for the spring and autumn months calculated into the rental price. From the 1/1/2007 we must charge an extra cost for heating the pool for all bookings made after 01/11/2006. From the 01/01/2007, this consists of 15 Euro per day(65 per week) for the months of June and September and 18 Euro per day in the months of May and October(85 Euro per week) . In the months of July and August as well as November til April the pool generally remains unheated. In special cases we will heat it during these times, but only for a very high weekly price ( please ask).
The region around Agay is an “El Dorado” for golfers. Here in Agay and in neighbouring Valescure you can find some of the most famous courses in the world. Two 9 hole course (Golf de Cap Esterel, Agay and Golf Academie de l'Esterel, Valescure) two 18 hole courses (Golf de Valescure, Valescure & Golf d'Esterel, Valescure) . None of the courses are further than 4 miles away. In a 15 mile radius there are more than 40 fabulous world standard courses., in a larger radius (over 30 miles) there are more than 100 courses( among them, Cannes, Antibes, Saint-Tropez,Grasse) to choose from. For golfing groups we can secure cheap package deals (for the championships in Saint-Raphael there are even some more special extras). For companies (business groups) we can offer prices free of valued added tax. The prices offered on the internet are prices before tax, added on top is the current value added tax rate for the Federal Republic of Germany (as of 1.1.2007 at 19 percent). In the house there are clean and tidy areas for storing your equipment. The house is also suitable for garden parties.
Ski information
Advice: We must remind that although the house is fully equipped with broadband internet and a wireless network, there is no computer supplied. Laptops or portable computers must be brought by the guests themselves. We also provide no support for installation of such machines. There is also no fitness room in the house. From 2009 we will no longer rent out our whole house, we will move into a part of the house ourselves and open a shared psychologist’s practice. After the renovations in winter 2008/2009 we will only rent out the (entire) garden floor( living room, kitchen, 4 bedrooms, 3 baths with Jacuzzis, separate toilet , terrace access from the rooms, sea view, wireless internet, free phone calls to landlines in Europe and the USA) of the house. The apartment is suitable for 10 people, the prices will range between 1,550 and 2,550 Euro per week.
