The rustic but cosy and romantic hut is a simple and elderly holiday house with neighbouring horse stables. The living area on two floors features approx. 80m². Central heating is provided. The large kitchen with separate dining area and a wood-burning stove offers enough space for a maximum of 7 people. A nice balcony offering great views of the mountain ranges is easily accessible from the living room. The fully-equipped kitchen has an electric stove with four hot plates, an oven and a fridge with freezer. The house accommodates 7 people in a double room with double bed and a single room on the first floor, a four-bed room (1 double bed and 1 bunk bed) on the attic floor. On the ground floor, you find a small bathroom with shower/ WC.

Right amid the stunning scenery of Tirol’s mountains but still in central location next to the picturesque village - All this and a lot more we offer at our cosy and family-friendly 'Broatleiten'” (in the vernacular of the Tyrolean for 'wide hill') Holiday House. Remot, without immediate neighbours, the house on a free hill lies at the foot of the low emperor. A small private road leads to this big and open property lying at the edge of the forest, a perfect place for you to enjoy undisturbed rest. Only a short trip and you are quick in the cottage! You can reach the local core of St. Johann in Tyrol with his many-sided shopping possibilities and leisure opportunities on foot at approx. 10-15 minutes and by car or bus in approx. 5 minutes. The position of the house offers many possibilities! A lot of excursions can be started directly from the house! In the summer to the world-famous climbing paradise or walking tour, in winter it makes a perfect base for cross country skiers.

(According to the general Austrian hotel contract conditions) A personal document will be withheld as security deposit for the key. For the final cleaning 40 Euro are required. The rent price contains the visitor’s tax as well as all other incidental expenses.

The Kitzbuehel Alps offer in summer as well as in winter numerous holiday possibilities, sports and leisure activities. In the summer you can enjoy: walking with varying degrees of difficulty, climbing: the “Wilde Kaiser” (“savage emperor”) is famous as one of the best climbing paradise of Europe. The “Schleier-Wasserfälle” (“veil waterfalls”) and its famous climbing garden can be reached directly from the house. Biking/ Cycling: whether comfortably in the valley or alpine with the mountain bike, countless routes with great views attract the cyclist! (Bike rental outlet in St. Johann in Tirol) Swimming: the “Schwarzesee” (“black lake”) is a great place for cooling and chilling during hot summer days (approx. 20 minutes by car)! Closer you will find the big outdoor swimming pool in St. Johann in Tirol. Summer Tobogganing on the Kitzbuehel horn: Horseback Riding. Enjoy horse-drawn carriage (with horses from behind the house!)

End the day comfortably! Enjoy the pleasant warmth of the earthy wooden stove in the kitchen-living room of your cottage. You need extra little bit of warmth? We recommend you the thermal bath “Kaiserquell” (“Emperor's spring”) in Kirchdorf with steam bath and legendary infusions in the sauna, or in the panorama bath world with indoor swimming pool as well as a big sauna in the place St. Johann.
Within a few driving minutes you reach the St. Johann ski lifts, the Panorama Badewelt (with swimming bath and a nice sauna area) and the village centre of St. Johann in Tirol. A free ski bus shuttle is available (bus stop at about 200m). The skiing areas situated in the closer surroundings such as Kitzbuehel, Fieberbrunn and the higher situated “Steinplatte” are easily reached by car or by the free ski bus shuttle. The special ski pass for the whole region “Schneewinkel” (“snowy corner”) is available; including 8 skiing areas in the immediate vicinity with 55 cable railway and ski lifts to a total of 170 km of ski trails offers big variety. These skiing areas are accessible by the free ski bus as well. Ski rental possibilities can be found in town.
